{"id":38716,"date":"2013-10-01T20:00:13","date_gmt":"2013-10-02T00:00:13","guid":{"rendered":"https:\/\/www.aroundfortwayne.com\/news\/?p=38716"},"modified":"2020-12-21T10:27:59","modified_gmt":"2020-12-21T15:27:59","slug":"ash-hb-development-mou","status":"publish","type":"post","link":"https:\/\/aroundfortwayne.com\/news\/2013\/10\/01\/ash-hb-development-mou\/","title":{"rendered":"Ash, H&#038;B development MOU"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-thumbnail wp-image-38669\" alt=\"Ash Brokerage HQ rendering\" src=\"https:\/\/www.aroundfortwayne.com\/news\/wp-content\/uploads\/\/2013\/09\/Ash-03-269x200.jpg\" width=\"269\" height=\"200\" \/><\/p>\n<p>The Memorandum of Understanding between the City of Fort Wayne and Ash Brokerage and Hanning &amp; Bean Enterprises for the downtown development in the Harrison, Berry, Webster and Wayne Streets block has been released.<\/p>\n<p><!--more--><\/p>\n<p>It may be downloaded here.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Highlights<\/strong>:<\/p>\n<ul>\n<li>Ash Brokerage project investment &#8211; $19,600,000 &#8211; square footage &#8211; 95,000 square feet of office space.<\/li>\n<li>Hanning &amp; Bean Enterprises project investment &#8211; $32,000,000 &#8211; approximately 100 residential units.<\/li>\n<li>Parking structure to be developed, financed, constructed, and managed by the City of Fort Wayne with 750 parking spaces.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><strong>Timelines<\/strong>:<\/p>\n<ul>\n<li>11\/1\/2013 &#8211; Ash Brokerage and Hanning &amp; Bean Enterprises deliver preliminary designs for their respective components.<\/li>\n<li>11\/15\/2013 &#8211; City of Fort Wayne deadline to approve the preliminary designs or request revisions.<\/li>\n<li>11\/15\/2013 &#8211; Ash Brokerage and Hanning &amp; Bean Enterprises will provide evidence of financing to the City of Fort Wayne<\/li>\n<li>11\/30\/2013 &#8211; Requests for revisions must be approved by this date.<\/li>\n<li>Between 3\/31\/2014 and 4\/30\/2014 &#8211; City to begin construction of parking structure<\/li>\n<li>Between 12\/31\/2014 and 1\/31\/2015 &#8211; Ash Brokerage and Hanning &amp; Bean to begin construction of their projects.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<blockquote>\n<p style=\"text-align: center\"><strong>Exhibit E-1<\/strong><br \/>\n<strong> Description of the Ash Project<\/strong><\/p>\n<p>The Project will consist of commercial space for Ash Brokerage and other future tenants; retail space for Street level commercial tenants that could consist of restaurants, office, or retail; and the development of green space on the roof level the Parking Structure.<\/p>\n<p>A portion of the Ash Project will consist of 65,000 sq. ft. of commercial office space to accommodate the current needs of Ash Brokerage. This structure will be a three-story steel framed building built on top of the Parking Structure. The exterior skin of the three story structure will consist of a combination of glass curtain wall, architectural metal panels, and possibly brick accents to compliment the Surrounding building structures.<\/p>\n<p>In addition to the three-story office space for Ash, a fourth be constructed with 30,000 sq. ft. of commercial office space for the purpose of attracting and housing other businesses to downtown Fort Wayne and possible future growth by Ash Brokerage. The details of this level will be similar to Ash Brokerage&#8217;s portion of the building.<\/p>\n<p>The Ash Project will also include the development of approximately 21,600 sq. ft. of retail space within the street level of the Parking Structure. This portion of the project is meant for the purpose of attracting small businesses to the downtown area Tenants could include retail space, restaurants, and small office spaces.<\/p>\n<p>Finally, the top level of the Parking (the same level as the first floor of the planned Ash commercial office space), in an effort to promote outdoor activity, a healthy environment and green space available to the Project, will include the construction of dynamic green space (to be shared and jointly developed by Ash and H&amp;B). The design is anticipated to consist of concrete and brick pavers, grass and landscaped areas, park benches, site lighting, decorative perimeter handrails, irrigation system, etc.<\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<blockquote>\n<p style=\"text-align: center\"><strong>Exhibit E-2<\/strong><br \/>\n<strong> Description of the H&amp;B Project<\/strong><\/p>\n<p>The H&amp;B Project is primarily for residential development-consisting of approximately 94,000 sq. ft. of residential apartments, approximately 26,000 sq. ft. of residential condominiums and 13,500 sq. ft. of row house townhomes; all of which are more fully described and set forth below. In addition to the residential components of this proposed project, the H&amp;B Project also includes 9,000 sq. ft. of retail space on the ground floor of the development.<\/p>\n<p>Initial plans for the H&amp;B Project consist of 6 row house townhomes, 80 apartments and 10-14 condominiums a mid-rise tower. Approximately 9,000 sq. ft. of the lower level of the H&amp;B Project will include retail space. The tower will have 360 degree views of the Fort Wayne downtown area and surrounding neighborhoods, and will incorporate a unique, shared roof-top green space with the Ash Project. The H&amp;B Project design is integrated fully with the proposed Ash Project as well as the Parking Structure. The overall project also proposes street level retail and streetscape projects.<\/p>\n<p>The H&amp;B Project is also intended to be designed to be equivalent to LEED silver status, with sustainability as an important priority. Geothermal mechanical Systems, high-efficiency glazing, LED lighting and other sustainable design concepts will be important priorities for this facility.<\/p>\n<p>The H&amp;B Project begins at the street with the 6 row house townhomes facing Webster Street to the west. These townhomes are intended to be 2\u00c2\u00adstory, 2 bedrooms, 2 bath averaging approximately 2,200 square feet. Private garage access will be from the adjacent Parking Structure. The pedestrian lobby entry to the apartment\/condo tower will be located on the adjacent Wayne Street with rental and the private residence access to the elevator tower. In addition to this pedestrian entry, the residents of the building will have access to secured, covered garage parking in the Parking Structure.<\/p>\n<p>The residential tower begins at the 4th floor, on top of the Parking Structure. The first groupings of apartments are on this floor, in addition to the proposed amenity spaces for the tower. Amenities include a fitness area, club house, conference room and media room. The amenity spaces open out onto the shared roof top green space. This outdoor area is intended to consist of grass and landscaped areas, concrete and brick pavers, site lighting, irrigation and walking paths. It is anticipated that the tower itself will be 10 floors and will contain 80 apartments, a mix of 1 bedroom, 2 bedroom and 3 bedroom units. The average size of these rental units is intended to be approximately 1,000 square feet. The for-sale condominium units will occupy the top several floors. Again, a mix of unit sizes, configurations and views will be provided with an average size of approximately 1,500 square feet. Glass balconies, high-performance glazing, lightweight insulated metal panel will form the skin and facade of the residential tower. The H&amp;B Project also includes ground level retail space totaling approximately 9,000 square feet.
